Product & Installation Details
Construction
•
All ModPods are built to local building codes and all mechanical systems are tested and inspected in the plant.
•
ModPods come with quality linoleum flooring installed. This can be used as the finished floor or as an underlayment for a different floor system (e.g. Luxury Vinyl Plank).
•
Kitchen cabinets are included with the ModPod and preselected on the website order form.
•
Kitchen countertops are purchased separately by the builder with the other decor items for the house - specifically flooring, trim, paint, siding, roofing, decorative electrical fixturs and mirrors.
Installation
•
The ModPod is set into an area the size of the ModPod that is recessed 12" into the home slab, or into a dedicated crawl space the same size as the ModPod. It can also be placed into a floor system over a basement or full crawl space.
•
When placed into the slab, utilities are extended through the band joist of the Module for connection to service laterals, and turn down into the ground. They are usually protected with a small window well placed against the exterior of the home.
Drywall
•
If a module has been inspected in the plant, the drywall is also installed.
•
If the state you build in does not have a modular certification program, (or that module has yet to be certified), it is delivered without drywall, so inspectors can approve the mechanicals on site. It is then drywalled with the rest of the home.
•
Any drywall installed in the ModPod is unfinished and will be finished when the drywall in the rest of the home gets finished.
Electrical
•
The electircal wiring is tested in the plant and standard receptacle and switch devices are installed. They can be swapped for decorative ones if needed.
•
Recessed lighting fixtures are wired and included with the Module. They must be plugged into the quick-connect on their junction boxes after the drywall is painted.
•
Customers must purchase and install any decorative fixtures that are in the ModPod (Baths, exterior wall sconce, and dining light) with the fixtures for the rest of the home.
Plumbing
•
All plumbing is installed and pressure tested in the plant, with vanity and shower fixtures installed. Faucet decor is brushed nickel.
•
Toilets and kitchen sinks are decor items purchased by the customer and must be installed by others after the countertops and flooring is in place. Kitchen sink can be undermount (for granite counters) or drop-in, and stools can be high rise, skirted or standard.
•
An on-site plumber must make final connections to the utility service risers.
HVAC
•
Air conditioning equipment is included with the ModPod and is sized by our engineers for the exact location where the ModPod will be installed.
•
Air handler (aka Furnace) and ductwork is intalled in the plant.
•
The thermostat and outside equipment (AC condenser or heat pump, pad, line set and disconnect) is shipped with the Module and must be installed on the final by others. Connections must be made to the line set and AC circuit stubbed outside the ModPod.
•
Supply air ducts that are not immediately adjacent to the module must be extended from the module to adjacent rooms after the walls are framed, with flex duct and register boot(s) supplied.
•
Supply registers are shipped with the Module and must be installed onto the rough-in register boots after painting is completed.
Cabinets & Countertops
•
All kitchen and bath cabinets are included and shipped with the Module.
•
Quartz bath vanity countertops with undermount porcelain sinks are installed in the plant. The decor is Carrera (off-white) and sinks are white.
•
Kitchen cabinets are included with every ModPod. They are selected by the buyer and supplied 'RTA' (ie Ready to Assemble) and must be assembled and installed by others (usually by the trim carpenter).
•
Kitchen countertops are a decor selection and are purchased and installed by others (usually the countertop supplier)
